State incentives help Ottawa land PetsMart distribution center

OTTAWA, Ill. (AP) -- PetsMart Incorporated will get nearly $3 million in state incentives for a new distribution center in Ottawa that will create more than 200 jobs.
The Phoenix-based firm plans to open the 1 million-square-foot facility next June 2005. PetsMart says it will employ 214 people but the work force is likely to grow as the company expands.
State officials say Illinois will provide $2.7 million in incentives through the Department of Commerce and Economic Opportunity. That includes corporate income tax credits, job training services and sewer improvements.
PetsMart is a 17-year-old company that has nearly 700 stores in the United States and Canada.

Ottawa, IL -- In what is the largest transaction in the market year-to-date, Trammell Crow Company’s Midwest Industrial Services Group, in conjunction with the firm’s Atlanta office, represented Phoenix-based PETsMART in its 1.0 million sf lease for a build-to-suit warehouse and distribution facility at Interstate Commerce Center located on Interstate 80 at Illinois Route 23 in Ottawa, IL. PETsMART will house its North Central Distribution Operations at the new facility.p>McShane Construction, along with Harris Architects, will develop and construct the facility on a 65-acre parcel located at its 80-acre master planned business park. Expandable to 1.3 msf, it will feature 32’ clear, 240 trailer parking stalls, 175’ truck courts and parking for 500 cars. Construction will begin in September 2004 with completion set for June 2005. PETsMART retained Trammell Crow Company and initiated the site search for its new Midwest hub in May 2004. After considering 25 sites, PETsMART quickly narrowed the selection to 12, covering Champaign to Chicago, before making its final decision. “This development was on the fast track from the start,” said Ed Lowenbaum, a senior vice president with Trammell Crow Company and head of the firm’s Midwest Industrial Group. “We narrowed the search from 25 sites down to the finalist based on pricing, incentives and a very aggressive delivery date of June 2005. McShane, coupled with the City of Ottawa, performed on all fronts.” Making the decision easier was the State of Illinois which contributed incentives valued at $2.7 million to lure PETsMART to Ottawa. Lowenbaum, along with Jason West from Trammell Crow Company’s Schaumburg office and Wit Truitt from the firm’s Atlanta office, represented PETsMART in the transaction.
